If you are a dutyholder (e.g. landlord, employer, or facilities manager), you are legally required under ACoP L8 and the Health and Safety at Work Act to assess and manage the risk of Legionella. Testing may be required regularly if you operate a water system where there's a foreseeable risk, especially in healthcare, hospitality, leisure, or education settings.

Typically, tanks should be inspected annually and cleaned/disinfected at least every 12 months, or sooner if contamination, stagnation or poor water quality is identified.

A βdead legβ is a length of pipe that has little or no flow, which encourages the stagnation of water and the growth of bacteria like Legionella. If identified during a risk assessment, it should be removed as part of remedial action.

Any non-domestic premises that supply water for human consumption, use, or cooling (e.g. taps, showers, tanks, fountains, or cooling towers) should undergo a Legionella risk assessment, reviewed regularly (typically every 2 years or sooner if there are changes to the system).
